When a suitable property to rent has been found, ALL persons aged eighteen or over will complete an Application Form and will be named in the Tenancy Agreement. We will take up references on behalf of our client, the Landlord, a credit reference, an employer’s / accountant’s and previous landlord reference (if applicable) is required.
A payment to indicate your commitment is payable to Brooke Steel Estates when you submit your application and is held against expenses. The payment is non-refundable should your application be unsuccessful or withdrawn. Please note that this money in advance does not constitute a tenancy and is the administration fee.
Before your tenancy commences you will be required to pay a security deposit. This deposit will be held with the Deposit Protection Service (DPS) or passed to the landlord.
The deposit is held against any damages or expenses arising during your tenancy and will not be released until after you vacate the property, all rent has been paid up to date and we have written confirmation of any costs for damages from both parties. No interest is payable to either party.
All rent is payable in advance by standing order. Should you experience any financial problems during the course of the tenancy it is essential that you contact Brooke Steel Estates or your Landlord immediately.
FEES TO TENANTS
Before You Move In:
Set up fee – £120 (inc VAT) for a single tenant or £170 for up to two tenants. (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.
Additional Tenant Fee – £50 (inc VAT) per tenant. Processing the application, associated paperwork and referencing.
Guarantor Fee – £50 (inc VAT) per guarantor (if required). Covering credit referencing and preparing a Deed of Guarantee as part if the Tenancy Agreement.
Pet Deposit – Returnable additional Security Deposit of £300. To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.
During Your Tenancy:
Renewal Fee (tenant’s share) – £50 (inc VAT) for a 6 month renewal. Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.
Other Fees And Charges:
Duplicate Tenancy Agreement – £30 (inc VAT) To provide a duplicate copy of your tenancy agreement.
Late rent payment chase letter – £30 (inc VAT) We will initially chase rent via email, phone & text – we will only write if there is no response/payment after 3 days
Missed Appointment – £54 (inc VAT) If an appointment is made with the agent to attend the property and the tenant fails to keep the appointment without giving prior notice.

Important information If you are a tenant in a property managed by Brooke Steel Estates, please be aware we do not offer 24 hour management services. The residential lettings team are available during regular working hours. Outside of these hours tenants may wish to arrange their own emergency remedies by contacting the relevant utility providers or the emergency services as follows: Gas leaks – National Grid on 0800 111 999. Fire service on 999. Break in – The Police 101.
Note Tenants are reminded that the cost for any repairs they commission will need to be authorised by Brooke Steel Estates before they can be deducted from the rent or reimbursed to tenants. By instructing your own repairs prior to obtaining this consent (even through our approved contractors) you risk not being reimbursed if the Landlord concludes the cost of the repairs are excessive or that the landlord is not liable for them.
